Broadband (Internet fee) is included; Estimated utility cost for water, heating, and electricity is £90 for studios and 1-bedroom apartments, £100 for 2-bedroom apartments, £110 for 3-bedroom apartments, and £120 for 4-bedroom apartments.
Lease discounts by duration
6% discount for a 12-month lease; 12% discount for a 24-month lease; 25% discount for the first year of a 36-month lease (25% off the first year, 12.5% off the second year, and a 5% increase in the third year).
Is there an additional charge for short-term leases, and how do you define 'short term'?
Leases from 3 to 5 months incur a 45% increase on the original monthly rent; 6 to 8-month leases have a 10% increase; 9 to 11-month leases experience a 5% increase; the additional charge for short-term leases applies to all unit types, including studio, one, two, three, and four-bedroom apartments. Any lease shorter than 12 months will have an uplift.
What is the minimum lease duration for each building?
No leases shorter than 12 months are allowed in Montana, Dakota, Alto, and Landsby; No leases under 9 months for any 2 or 3-bedroom apartments.
What are the holding times for each property?
Montana, Dakota, Alto, and Beton have a 10-day hold period. Residents must move in within 10 days from the date available/reservation; Landsby, Alameda, and Ferrum have a 30-day hold period, with the same moving requirement; Robinson and Canada Gardens have a 60-day hold period, and residents must move in within 60 days from the date available/reservation.
What is the pet fee?
There is a monthly fee of £50 for dogs, £30 for cats, and £10 for other small pets.
Which building features its own gym, and is it accessible to residents of other buildings? If not, which buildings are accessible?
Currently, all our properties have their own fitness rooms, except for Robinson, which is expected to be completed in the first quarter of 2022.
Is parking available for free?
We offer secure underground parking for £150 per month.
